Realtors need to gather and analyze a wide range of data when helping their clients buy or sell property, including geospatial data from multiple sources such as Multiple Listing Service (MLS) data, Comparative Market Analysis (CMA) data, census data, demographics, crime rates, noise pollution rates, proximity to public transportation, traffic data, school test scores, sex offender registries, gentrification trends, legal filings, and zoning information. This can be a daunting task, especially for those who are not well-versed in geospatial analytics and writing advanced SQL queries. In fact, very few realtors have these capabilities. As a result, they waste valuable time manually cross-referencing databases and juggling dozens of tabs on their Internet browsers. Without enough bandwidth, they under-inform or misinform home buyers. A solution to this problem will allow realtors to do what they do best: communicating, interfacing with multiparty stakeholders, and coaching clients.
We plan to deploy an integrated platform that utilizes large language models (LLMs) and massive aggregation of static and real-time geodata. Such a platform will be accessible on the web as well as from an API that can integrate with industry leading software. It provides realtors with a single, easy-to-use interface for searching and analyzing property data from a variety of sources, including MLS, CMA, census data, demographics, crime rates, noise pollution rates, access to public transportation, traffic data, school test scores, sex offender registries, historical gentrification trends, legal filings, and zoning information. The platform leverages LLMs to convert free text from user input into efficient database queries and analyze vast amounts of data, presenting non-technical realtors with relevant information in easily digestible geospatial maps and dashboards. Additionally, the platform provides personalized recommendations and predictive analytics (e.g., on pricing) to further enhance the user experience and inform their decision-making.
